The Expat Buying Process
Buying property in Catalonia follows a structured legal framework and typically takes 6 to 12 weeks:
1. Get an NIE Number
The Número de Identidad de Extranjero (NIE) is your mandatory tax identification number for any financial transaction in Spain.
2. Open a Spanish Bank Account
Essential for paying utilities, taxes, and often required when applying for a mortgage.
3. Reservation & Arras Contract
- Reservation: Pay a small fee (€2,000–€6,000) to remove the property from the market.
- Arras Contract: Pay 10% deposit. If the seller withdraws, they typically must return double the deposit.
4. Due Diligence
Hire an independent lawyer to review the Nota Simple (land registry extract) and ensure there are no debts or planning irregularities.
5. Completion
The final deed (Escritura) is signed before a notary, officially transferring ownership.
Essential Financial Facts
- Purchase Costs: Add 10%–15% on top of the purchase price for taxes (ITP or VAT), notary, and registration fees.
- Mortgages: Non-residents can usually finance 60%–70% of the property value.
- Annual Taxes:
- Property tax (IBI).
- “Imputed income tax” even if the property is not rented out.
